- o Rough zoning, massing, and spatial relationships
- Alignment discussion to finalize direction before moving to master planning
- Basic feasibility inputs (unit count, revenue potential directionally)
- Suggested zoning for maximum ROI (cottages vs open areas vs amenities

🔸 2. Master Planning Package:
Creating a comprehensive master plan that ensures efficient space utilization.
Scope of Work:
- Translation of approved concept onto client-provided survey plan
- Detailed site zoning & layout planning
- Circulation planning (entry/exit, pathways, utilities, service areas)
- Optimization of land usage based on:
- o Terrain
- o Views
- o Commercial/residential viability
Design Iterations:
- Up to 2 concept options
- Up to 3–5 revision rounds on selected concept
Deliverables:
- Final Master Plan in:
- Up to 3–5 revision rounds on selected concept
- o PDF format
- o AutoCAD (.DWG) files
- Basic area statements
🔹 3. 3D Visualization Package
Scope of Work:
- Development of realistic 3D visuals aligned with the approved master plan
- Design visualization considering:
- o Site contours and surroundings
- o Material finishes (wood, textures, roofing, landscape elements)
Deliverables:
- High-quality 3D rendered images (multiple views)
- Walkthrough video showcasing:
- o Entry experience
- o Key zones and structures
- o Overall project feels
4. Timeline
- Conceptualization: 5–7 days
- Master Plan: 10–15 days
- 3D Visuals: 10–12 days
5. Payment Terms
- 100% advance on each stage
- 50% of payment will be adjusted to project cost in proposition to order value.
6. Note:
Submission Drawing Can be provided for panchayat / municipality use, on any of the packages.
7. Exclusions:
- Site visit charges
- Structural drawings
- MEP drawings (Electrical/Plumbing)
- Government approvals
- Detailed working drawings
- Commercial details / projection of project.
